Not sure why there's a ridiculous amount of terrain bleed in our region. I think potential is there for 1-3 inches but the purple/pink is probably near 500m.

Because there’s a ridiculous amount of vertical relief in or near this region. Vancouver is much closer to the mountains than either Seattle or Portland are. It is one of the things I would always notice on visits in the years I lived in either of the other two places.
It's called clown range for a reason.
