I've noticed it is an approximate time...at least for the Sechelt one but usually only a few minutes out, not 30.

15-20cm is my call. Freezing rain/ice pellets over the Metro area by early afternoon. I would love to be wrong. I have a bad feeling about the Eastern Valley. This could get ugly.
