Many old houses have been torn down and more larger houses built.
Popeye's is going where Quizno's used to be. We have Tim's, A&W, 2 Sushi joints, a Pho restaurant, and a bunch of other things. A&W is always busy, Tim's has taken at least a 0% drop compared to past years.

A lot of neglect from the city. Roads are crap, intersections are poorly planned, and we still lack a traffic light on the offramp of Hwy1 onto 104 Ave. Accidents there all the time.
Weird its a freaking rich neighbourhood now. Tons of BMW and Mercedes roaming around.
Still getting mixed? I can hear rain on the roof of my recording studio, I'm going to go check when I don't hear anything, hoping that means its snowing.

Light Rain

I had snow earlier when it was 2 degrees warmer! :problem:
Airmass saturates and post frontal warmth creates a weak inversion at the surface. Freezing levels aloft often rises while surface temps drop. Happens all the time in these overrunning events.

I never really got excited about this snow but it sure is nice to see this place bumpin. Its just never the same through the summer, for obvious reasons but still.

Wet snow still falling. No accumulations obviously, but this has been fun to track. One of many this fall/winter, I hope.

There appears to be a low pressure trying to form in the region. Should be out of this dry donut before taps get turned off by midnight.

Maybe a few more wet flurries?
