Everyone is so locked into this "snow" event, and the precip seems to be getting delayed and frayed (imo). Looking like a weak low forms along the front and tracks over southern Vancouver island around midnight. This is when the lower mainland will see the heaviest snow (12-4am). But also when areas immediately adjacent to the strait may see some mixing with rain.

That may be how you perceive it but it is not reality. Model consensus has been that the action will start in the late afternoon to early evening. Still a few hours away.
These early flurries are actually MORE than most models were calling for us to be getting right now.
